Conventional wisdom will tell you to call in a real estate agent or broker

 

So you want to sell your house. Have you picked your listing price yet? A lot rides on that number. Having your house priced right means the difference between a fast sale, and months or years of hell. So, in an effort to educate sellers, I’m going to share how to figure out what your house is actually worth.http://eglobe.dk/

They will tour your house and look up comparable sales in your area, then give you an opinion as to what your house is worth. But please understand their motivations before you accept that number as fact. In a nutshell, agents will often tell you a higher number and assure you that it will sell without performing any repairs because they want you to sign a listing agreement with them. It’s only human nature to choose the agent that gives you the highest number and the smallest repair list. Once you’re locked in, you can bet that when it doesn’t sell right away because your price is too high, they will start encouraging you to drop your price.

Not that asking an agent is a bad idea, but make sure you do your homework too. So, how do you figure out what your house is worth? Well, there are several ways, some more accurate than others.

The easy way is to just look up your house on one of the house values web sites. It’s as easy as typing in your address and getting a number. The problem with these is that they aren’t very accurate because it can’t take into account the features and issues of individual properties.

The right way to do it is to look up recent sales in your area of homes comparable to yours. Then tweak that number based on your own house and the properties surrounding you.

Let’s take a look at the easy and right ways in more depth:

Easy, But Not Very Accurate

There are several websites that will give you an estimated value for your house. Zillow.com is probably the largest and best known. You type in an address, and it will give you an estimate (they call it a “zestimate”), and a probable range of values for that house. It isn’t bad, but it isn’t great either. I find that the zestimate is often a bit high, I suspect that they are inflating the numbers so as not to anger their audience. I find that the true market value is lower, closer to the bottom of the estimate range. Zillow does give you lots of other useful information though. You can see price trends and the sales history of houses, so you can see how long it took to sell and how many price reductions they had. You can also use the price/sqft of recent sales to take a stab at your house value by multiplying it times the square feet of finished space in your house.

Other sites that you can look at include HouseValues.com and CyberHomes.com.

The Right Way, And Most Accurate

Any real estate professional, such as an agent, appraiser, or lender will tell you is that the price range for your house is determined by the recent sales (within the last 6-12 months) of similar houses in your neighborhood. Most houses in a given neighborhood are going to be of similar age, style, and size. Even if there is variation, odds are that there are going to be several that are comparable to yours. What those comparable houses sell for sets the price range for your house. If the three recent sales of comparable houses in your neighborhood sold for $190k – $230k, then your house isn’t likely to be worth $295. Be as objective as you can, and compare your house to those three. Don’t worry about assigning any value to bonus features of your house yet, just compare your house to the others based on the common features in all houses. Specifically, how does your kitchen, baths, flooring, and systems (furnace, electrical, roof, windows, etc) compare with those three recent sales. Let’s say that yours is in between, not the worst or best, so your house has a base value of $210k.

Good sites to use to find out the recent sales in your area: Realtor.com (search for “Recently Sold” instead of “Homes For Sale”), and Zillow.com (once you find your house, scroll about 2/3 of the way down the page and there’s a link on the right “See Sales Similar to [your address]”), or you can go to your local tax assessor’s web site and search for recent sales.

This base number is then modified by the pluses and minuses of your individual property. If it is in poor condition, the house’s value will be reduced. If it has extras that other houses don’t have (like a large sun porch, bonus room, or top-notch kitchen/bath) then the value will be increased.

On negative items, the rule of thumb is that repairs or items that are out of date subtract directly from the base number, plus 10%. The 10% is essentially there to convince someone that likes the house to go through the pain and suffering of renovations after buying the house. So if your house has old outdated kitchen and bathrooms, and needs $25k to update them, then you should expect to deduct $27,500 from that base number. Even at that lower price, the house might not sell overnight. Buyers today want pristine houses. Renovations are a headache that buyers generally don’t want to face. With so many houses on the market, they can be choosy.

Some bigger issues such as wet basements, old electrical, leaky roofs, rotten trim/siding, and leaky plumbing are hard to quantify. Let’s say your basement has a seepage issue. The floor doesn’t even have to have standing water, just be damp and stinky. Dampness might knock $10k off the price, wetter than that will knock $20-25k right off the value of the house. Look at it this way, pretend you’re considering two equal houses, but one has a wet basement. How much cheaper would the wet house have to be to make you choose it over the dry one? See how those big issues have such big affects on the value of a house? These bigger issues scare buyers away, and in order to get buyers over their fear of the issue, you need to present a very attractive price.

Extra features, unfortunately, don’t directly translate to the house’s value the same way that negatives do. That beautiful, $25,000 sun porch you added doesn’t necessarily add $25k to your house’s value. You’re probably only adding $10k to your house’s value. It’s a sad fact, but in a buyer’s market, all the numbers work in favor of the buyer, not the seller. It’s unfortunate, but that’s the way it works.

So, If your house has a base of $210k, needs $25k in renovations, has a wet basement, and has a sun porch that adds $10k to the value, your house would be worth $172,500. That might hurt, especially if you still had a 2007 value in your mind, but 2007 prices are long gone. You can either accept it now and sell your house quickly, or learn it the hard way through several price reductions over a very painful 12-18 months.

Of course, you could fix those negatives yourself. But are you prepared to hire a good contractor (one that does the work right, is insured, licensed, and handles all permits and inspections), monitor them to make sure the work is done right, and come out of pocket for all those repairs? In this market, you are unlikely to make a profit on your repair investment, but it might make the house sell faster. Or you could just sell it “as is” to someone like me, a real estate investor, save months of work and worry, and get on with your life.

GATHERING professions are fewer than the CRAFTING professions

 

Each profession in WoW is dependent on other professions. This makes choosing sometimes difficult. There are several professions which would be near impossible to level up if you did not choose the appropriate GATHERING profession to go along with it.

You’ll notice that the GATHERING professions are fewer than the CRAFTING professions. Many crafting professions rely on one gethering profession. For example, Alchemy and Inscription rely on Herbalism. Blacksmithing and Engineering rely heavily on Mining. Tailoring, however doesn’t rely on any particular gathering profession, as the cloth required for tailoring is typically dropped from NPC’s around the world. Picking your professions is going to depend on what you want to do. Most people look to professions for a quick way to make Gold, but in many cases this becomes farther from the truth. Many people end up concentrating on levelling their characters to the cap, then focus on their professions afterwards, like myself. In this case, any of the gathering professions would be a good choice. While you’re levelling, questing, running instances, etc. you will come across all kinds of different materials along the way. This way, as you’re getting through your levelling, you’ll be levelling your gathering professions at the same time! This is also a good way to financially support yourself, as mats always sell with the utmost importance in the Auction House. Herbalism and Skinning are probably the easiest, as you can find herbs everywhere, including fields and mountains. Skinning is even easier, as it’s found in many of the wildlife/beasts in every area you’ll run into.

Mining is always as easy, as the veins you’ll require are typically only found on mountains and hillsides, sometimes in water, which make finding them in certain areas difficult. Stacks of 20 low level skinning mats, like light leather, can and does go for upwards of 20 Gold on the Auction House, making it a potential cash cow for those looking to build their savings. For those with more free time on their hands than the average casual player, a gathering and crafting profession can yield more returns at the higher levels. Rare and Epic BOE (Bind On Equip) crafted items can sell really well on the Auction House, but sometimes require multiple hours of gathering. For example, one of the most high demand items right now, at least on my server, is the Titansteel Destroyer 2H Mace. This involves making Titansteel bars, which can only be made in quantities of 1 every 24 hours. This translates to waiting over 100 hours to be able to make one, but the gold yield is great. If you do not spend any gold buying mats, or buying other blacksmiths’ 1 titansteel smelt, you can yield a large profit over 1,000Gold, and be guaranteed to have the item sold before the weekend is over. So, if you can’t or don’t work during the day, you can see how this could yield more profits in a quicker timeframe. Enchanting is the exception to the rule. Enchanters have a unique advantage, in that the mats they need for their profession are obtained only by having the one profession, through the use of disenchanting. Uncommon, rare, and epic items can be disenchanted into the various dusts, essences, and shards that are required for this profession.

The only downside is that they require uncommon or higher items, which are sometimes hard to find. Myself, having a level 80 character and just starting Enchanting, I can run instances to get the items I need. I have already started profiting greatly from this unique advantage. Almost all players above level 30 are going to invest in enchanting their gear, especially those at the higher levels who know the gear they have will be their gear for a very long time. This extends profitability of enchanting, as you have two sources of income. You can then pick up another gathering profession if you wish, and sell those mats as well, yielding 3 different sources of income.

Levelling the gathering professions is easiest. In most cases each looted item will grant you a level up in your gathering skill. You’ll want to move to areas of higher levels when the items you’re currently farming become “green”. When clicking over the item (Plant, Vein, Beast), it will state “Requires” and the profession it requires. This line will appear in Red, Orange, Yellow, Green, or Grey. Red means it is too difficult for you to do, and you will not be allowed to loot the item. Orange is your best bet, as it will guarantee a level-up. Yellow is slightly less likely to grant a level, generally one level per 2-3 items. Green however is on average one level every 5-10 loots, which will take forever to complete in this fashion. When the line appears grey, you will not level up the skill at all.

Since the crafting professions generally require more than one of each material, the crafting skills are harder to level. But again, if you have the time, and aren’t going to be a casual player, these yield more profits later on.

Engineering is a cloudy profession for me. It’s benefits are typically for the player, in that they can make certain things like goggles which increase ranged attack, or other buffs of that nature. They can also craft bombs which can “Blow open” locked doors (Perfect for those of us who can’t get into certain instances because we don’t have keys). Many of the items that are crafted cannot be used by players who are not engineers. The profession requires the use of rods made of copper, silver, etc. This means that there’s a heavy dependency on mining, and blacksmithing alike. Miners can mine the ores that are needed to make these rods, and then smelt them into bars, but cannot actually made the rods. This must be done by a blacksmith, which helps the blacksmith with an income source.

These items can be sold in stacks on the AH for profit, albeit a low one. Copper rods generally won’t go for a very large amount, and they’re pretty common items on the AH. Engineers also generally become close friends with someone trained in Mining/Blacksmithing and pay small tips to them to gather and craft the rods on their own free will. Most engineers are of the Gnome race, as they will get bonuses to skill in this profession. Gnomes, after all, are known as the inventors in World of Warcraft, riding around on Mechanical chickens and crafting airplanes for flight in Northrend instead of the usual griffons.

The first thing you need to know is that most halfway houses are NOT regulated. Many operate without a state license. Most halfway houses, regardless of whether they are licensed or not, do a great job at helping a person stay sober, and can assist a person in reconnecting with family, and also becoming a contributor to society. Many Halfway Houses operate without a license simply because the licensing agency and/or the zoning commission prevent halfway houses from operating in their neighborhoods by restricting census (total amount of residents in any single location or house). Few halfway houses can stay open when a licensure agency and/or zoning department tell them they can only have 4 residents in a large 4 bedroom house. Few places can keep their doors open with these unfair and illegal tactics due to the large overhead incurred (lights, electricity, heating, cooling, insurance, mortgage payments, staff, etc.). What is most important is how they go about helping people to stay sober and keeping residents on track- what is their main focus, making money or helping people- this is typically the main difference between a quality run halfway house and a poorly run facility. There are many questions to ask to determine the difference between the two. Are they staying on top of their resident’s sobriety? How do they maintain a clean and sober environment, etc.? Do they have rules? What are the rules? How do they enforce them? Always ask to see a copy of the rules!!! Are they a coed facility? Typically, a male or female only halfway house has better odds at maintaining sobriety and dealing with length of stay issues. You will want to know what happens if you come home drunk at 2 A.M. on a Friday- do they just kick you out of the halfway house into the neighborhood? Do they have protocols for dealing with this and many other possible scenarios? Find out how they deal with situations before moving in. You should definitely be given a complete tour (especially visiting exactly where you are going to be placed), along with explaining all the rules and regulations, as well as a residents responsibilities. Note: Most Halfway Houses require, at least initially, a resident to have a roommate, as this helps make sure a person is accountable by at least one other person besides the House Manager and the General Manager/Owner.

You should take note of how the place looks. A few years ago I was involved in property assessments for a program helping mentally ill patients. Another issue you may find at halfway houses are the managers. Most, if not all, are in recovery themselves. There is a big difference between what is called a General Manager and a House Manager. It is very typical, and normal, for a house manager to have only a few months clean and sober. This does not mean the halfway house has poor management. It is not so much time clean, but the quality of clean time that matters most. It is typical that a House Manager will move on to getting their own place by the time they get 6 months to a year clean, so this makes sense why House Managers have little clean time. On the other hand, the General Manager typically has years of sobriety. What’s most important is how many years the General Manager has running a halfway house system as opposed to how long the House Manager has clean. A General Manager that has both years of sobriety coupled with years of experience running a halfway house is a winning combination.

One of the most important factors in whether a halfway house is of good quality is how the General Manager and/or Owner deal with the overall handling of each and every resident. They should be forever vigilant, and firm. They should be able to tell you how often they are around the residents and the house, and if they run more than one house, they should be able to tell you how they stay on top of all their houses- what system is in place so that residents and houses are not left unattended for any length of time. A quality run house should require a length of stay commitment from the potential resident prior to moving in (this is usually anywhere from 3 months to 1 year- the longer the stay, the higher the success rates). All facilities should be set up so that every resident MUST report to the General Manager or House Manager, and that the House Manager reports directly to the General Manager or Owner. A quality run halfway house should have sign in/sign out sheets designating why a resident is going off grounds including where they are going and what time they will leave as well as when they will be back- make sure there is a system in place that checks and verifies this information both before a resident leaves and how they appear upon return. This includes going to work, a job search, (this should include a separate list of places they are applying at and how long they will be at any one given employment office/business), 12-Step Meeting attendance (this should state which meeting, time of meeting, and any other important information), visiting family, (who, where, etc.), visiting a friend (This should be looked at by the General Manager/Owner and not just the House Manager- keeping in mind that certain people and places are off limits), as well as any other reasons and times for leaving the house- responsibility and accountability are important components at a good halfway house- look for this.

Money is another issue. If a person will be tempted to drink/drug, a quality house should have a safe place to hold a residents money. If, for instance, a resident has another person (family member, case worker, etc.) paying for their stay at a halfway house, this money should go directly to the company/Owner, and not to the resident. Employment may be required as part of a residents stay, and there are certain high-risk jobs that should not be allowed by management. These include driving a cab, working at a bar, graveyard shifts, and working too many hours that the resident does not leave time to engage in their recovery effort. Responsibility- Most halfway houses require residents to attend what is called “House Meetings.” House Meetings should occur on specific days at specific times, for the purpose of reviewing how a resident is doing, if they are attending 12-Step meetings, counseling sessions (if offered), and any other issues that may have come up during their stay. Most good halfway houses require residents to attend either or both inside and off grounds 12-Step Meetings (Typically 12-Step attendance is a minimum of 1 per day initially, and at least 3 meetings per week as a maintenance level- most quality houses require a resident to have a sheet signed by the meeting chairperson stating the name of the meeting, day, date, and time). It is very important how a halfway house handles a residents free time (at least for the first 30 days), as new residents should only be allowed off grounds with a stable resident to go with them, and it should be noted if they are utilizing this privilege without abusing it. Typically, a new resident may be restricted to the unit for the first few days. After between 1 week and 30 days, if a resident has shown responsibility and accountability, a resident will be allowed more freedom, but keep in mind that a quality house should always have curfews in place regardless of length of stay. Most will have specific wake-up times. It is also important to find out how they handle visitations (family, friends, case workers, etc.) Free time includes going to off grounds 12-Step Meetings, working with a 12-Step Sponsor, working the 12-Steps, etc. Free time is extremely dangerous for a newly recovered person, so a good run house should have programs and activities to keep them occupied. Most require a resident to do chores (gardening, sweeping, cleaning, cooking, etc.) and these are usually done without pay. If a resident has a vehicle, it should be either paid for or they are making payments on it- these payments should be verified as being up to date. A resident must be properly and currently licensed to drive it, and the tags should be current as well.

On another note, the level of care at a halfway house can vary greatly. Some offer the bare minimum- a bed with a roof over it. Others provide counseling, 12-Step Meetings, guidance, true random drug testing of their residents, food, and transportation to/from outside meetings, job coaching, training, placement, and many other services. The key is to find a halfway house that is run well, as well as one that meets your needs. Keep in mind that many who choose, or are placed into, a halfway house do get better and can stay sober, but this requires a combination of resident dedication and good management. Also keep in mind that halfway houses are not treatment centers, not a place of luxury, and definitely not responsible for a person’s sobriety. Be aware of so-called “flop houses” which are just places to sleep without any supervision or accountability- these usually have high rates of failure/relapse. Some houses deal with dual diagnosis issues (substance abuse and mental health problems). Most provide a safe place, depending on the quality of the program, a facility manager and/or owner to oversee it, and some basic needs for the person living there. Please don’t start checking out various halfway houses with the expectation of going to a country club, or more importantly, that everybody who is there is happy, healthy, and mature individuals- remember, they too are trying to get their lives together; some for the first time after decades of abusing alcohol and/or drugs- in other words, there is no perfect fit. If you are in need of detox services, this should be done with medical supervision- withdrawal can be deadly without the proper medical care in place- you may need to go to a separate place to detox safely before moving into a halfway house. If a halfway house provides detox, they should have qualified medical staff to deal with this issue- make sure you verify credentials.

It helps to keep in mind why you are going to live at a halfway house… and that reason is, to be at a place that is alcohol and drug free, to be surrounded by people trying to build a better life for themselves, and a place that will keep an eye on you until you start to get on a successful path to making your life better. Keep this on your mind the whole time you are in a halfway house!!! Besides the basics provided, at a typical halfway house, be grateful if they provide anything else for you- remember your purpose for being there (to get a good shot at sobriety) and don’t expect extras. There are many resources within each state to help you obtain a list of halfway houses near you (see resources below this article). Keep in mind that the lists provided to you contain mostly licensed facilities- a licensed facility does not mean they are better- just that they do a good job at paperwork and at paying licensing fees.

A CASE IN POINT

I had a very, very, very dear close friend named Bob (actually he was the best friend I ever had in my 50+ years on earth) and he had been sober for 6+ years. He took a relative, (who was actively using drugs) into his house to help him get his life back in order. As time went on, this relative and his influence took my friend Bob down the dark path of relapse. I worked as best I could with Bob, being that I was in Southern California and he was in Mesa, Arizona. Bob decided he had enough, and wanted to get clean again. Bob checked into a licensed halfway house and 1 day into staying at the house he had to pick up his last paycheck, so he could pay his rent at this halfway house. The halfway house let him leave alone, to get his check- a bad move on the managements decision to allow him to go by himself to do this (all they were concerned with was getting rent money from him) and so he picked up this large check and immediately got a hotel room, drugs, and proceeded to get high. Bob died in that hotel room. A quality run halfway house, licensed or not, would never have allowed him to do this, considering the risk, as a quality run halfway house would have arranged for the employer to mail the check, or that the House Manager or General Manager would have escorted Bob to the company and made Bob accountable and would never have permitted him to cash it and be left to his own devices- alcoholics/addicts are impulsive, especially early in their road to recovery- and Bob would have returned to the halfway house and the manager would have held his money to pay rent and also, hopefully, given him money to live on, but not enough to get high on. It is, in large part, the halfway houses part to intervene and assist a newcomer in making sound decisions instead of an impulsive weak moment that eventually lead to Bob’s death. I continue to place a large amount of blame on this halfway house for playing a large role in my dear friends death. Had Bob been in a quality halfway house, licensed or not, he would still be alive today. There isn’t a day that goes by that I don’t miss my best friend. This article is dedicated to him in the hopes it doesn’t get repeated.

A special amount of attention should be paid to the weekly costs and up front monies a particular halfway house charges to their residents. Typical average charges at halfway houses from state to state in the USA run from $90.00 to $150.00 per week. Some will take anybody in without upfront monies as long as the facility is reasonably confident the resident is either employed or employable and will be able to make their weekly rent payments and be able to make up for back rents. Some houses require up front monies prior to admission, a security deposit, and rent paid in advance. This may be a barrier to getting into certain facilities. Many facilities go under, not because they don’t care or want to help, but simply because they have too many residents who are not working, not enough residents, some who can’t work, or are unable to cover and/or pay back the rent payments owed and/or the initial move in costs.

So what can you expect for the amount of money you pay to a halfway house? This varies greatly. For some houses it is all-inclusive, meaning they provide everything from phone service, food, counseling, job seeking assistance, etc. For others, they may offer some or none of these services. Much has to do with whether you are going, or sending someone, to a 1/2 way house, or to a 3/4 house, or a sober living environment, recovery home, etc. (see additional information concerning this factor below). Typically, a Halfway House is for those just starting to get their life in order. A 3/4 house, sober living house, recovery home, etc. does not provide the intense monitoring of their residents. The residents pretty much go and do as they please, without meetings, UA tests, or signing in and out, as opposed to a quality run halfway house that should monitor all activities and services. It is best to check out what type of house you NEED and are interested in- this includes going to the possible house, talking to current residents, and checking out the outside as well as how the internal accountability (both for residents and managers/owners) factors are carried out on a daily basis.

An additional word should be mentioned about the differences between a halfway house and a ¾ house, sober living home, recovery homes, etc. There is a distinct difference in all of these compared to a typical halfway house operation. Finally, It should be noted that a good halfway house needs to run successfully- this means not only helping people, but also, meeting the bottom line financially. Residents must meet their full monetary obligations- paying rent (on time and in full) and be actively involved in their own recovery, as this resident accountability factor plays a major role in success or failure. Sometimes a person fails/relapses, so find out what the procedure is for re-admittance- some will never take back a resident who relapsed while in their halfway house program, others may require a period of time clean before accepting a person back. It is the responsibility of the resident to know what happens if they relapse- where will they go, will the halfway house assist them in securing a place to live, what are the options available to them. Create your own Inspection Register and get the names and contact numbers of everyone who inspects your house. This is not only good for the sales process but also for general security of your house. Have a set presentation for when you first meet potential buyers to let them know about some of the features of your house. It’s a good idea to have brochures or flyers on hand to give to buyers.

Questions to ask potential buyers are:
Have you been looking for a while or are you just getting started? (if they’ve just started looking they will need to be educated about prices in the area. They can potentially be time wasters as they don’t have any reference points to compare your house with others. In addition to this, the type of house they think they’re looking for could be completely different from the one they actually buy after they’ve completed some research.

Are there any features that you particularly like about the house?
How does this compare to other houses you’ve seen?

Sell Your House Privately – Tip # 8: Investor Groups
There are always investor groups or buying clubs that have a database of members that are constantly on the lookout for investment opportunities and could be suitable for you to approach to sell your house. A few downsides to these groups is that they’ll want to buy the house for the lowest possible price and generally won’t be emotionally driven to buy the house which can affect your end selling price or even negotiating power. Sell Your House Privately – Tip # 10: Publicity
Publicity is probably THE most underutilised way to sell a house privately (or through an agent). Publicity is great for a number of reasons; first of all, its free, and secondly and most importantly, publicity promotes your house from a third party perspective. Instead of you saying ‘my house is so great…’ you have a third party saying ‘this house is great, you should go and see it!’.

Some of the top real estate agents have connections to local newspapers and publications and use them regularly if they have a house to sell that has some unique aspect to it. To gain publicity for your house you’ll need to stick with local publications as they’re the ones looking for local news, stories, people, business info etc. Here are several points of interest that you can exploit (write a press release about) that may get you’re house into the local paper:
Unique house
Quirky
Odd colours or features
Unique street appeal
Amazing gardens (rare flowers or plants)
Famous previous owners
Well-known street
Local businessperson owns the house
Award winning house

Here are some catchy headlines to give you an idea of what to write a press release about:
‘How this house went from being an asbestos health hazard to a dream house in 37 days’
‘For Sale…the cleanest house in (suburb)’
‘Why this is the most quirky house on (Smith) Street…’
‘Why I painted one room of my house seven different colours…’

Try to think of weird and wonderful things about your house and really hone in on one specific point that makes your house newsworthy. Email, post or fax your press release into a specific person that writes about property related matters in your local paper. Include a photo as a teaser.

You have to decide if the “house” brand is your premier brand, mid-range or low price offering

As I talk with contractors nationally I am hearing more and more that creating a “house” brand is a popular idea. Many have done it through the years to great success. The theory is two-fold. First, offer a system that is worry free (comes with strong warranties and guarantees) that has more value than the major manufactures and second, stop the competition the sales team creates with other brands.

You have to decide if the “house” brand is your premier brand, mid-range or low price offering. I suggest it become your mid-range offering. You want to sell more of it because it should be more profitable and it guarantees your name is in that house for the next 15 years.

First let’s look at the customer benefits. When your customer is familiar with your company there is a level of trust that must be earned. Once they are familiar with your company and they trust you, they need not go anywhere else for their comfort and indoor air quality needs. This is where every company wants to get to and it comes through contact with your employees. Once we have been to a customer’s home for any reason they should like and trust us to take care of them, why, because we showed a true desire to help them, to care about them and their family and we did everything right, on time and we did it with them in mind. House brands typically come with “better” guarantees than the major brands. Because it is your brand and because everything about it is right here, the customer expects you to stand behind it better than the other manufactures who are in different states and have never had a representative set foot in this customer’s home. Your team’s collective experience with your brand allows you superior install and comfort quality with equipment everyone is familiar with.

With that said, an in-house brand should carry a No-Lemons Guarantee, a 100% Money Back Satisfaction Guarantee, Temperature Selection Guarantee* and a Workmanship Guarantee. Many companies already carry these guarantees on other’s equipment but they are taking a gamble because it is not their equipment, it is made by someone else.

We are our own worst enemy. We talk to ourselves negatively and we tell ourselves we cannot make the sale. We have a lot to learn from James Ray and Jeffrey Gitomer about being positive. Negativity kills production. Negativity drives away customers. Negativity does not help the process of handling objections because there is no way a negative person can come up with a positive solution. Negativity kills sales.

We have to be positive. We have to have confidence in our own ability to do the job. And, the objective to the job is clear… help people become more comfortable in their home, provide a safe environment for their family and start saving money. Most comfort advisors feel their job is to go out and get the job by being the lowest bidder. If they are the only one offering your equipment, who else are they bidding against? Of course they will be the lowest bidder, they are the ONLY bidder. And, with the quality and reputation that goes into every one of your units your “house” brand is the best choice for your customer.

Sell the company. Sell yourself.

People buy from people they like and trust. Customers want to know your company and your people. Customers make decisions on impulse and when they know the company and trust the representatives it makes the decision easy. Most salespeople get wrapped up in talking about technical and design details and forget to talk about the company. And, if they do talk about the brand it is the equipment brand that gets all the quality time, not the company brand that you have worked so hard to build. So, if the brand carries your company name, you can rest assured they will talk more about you than the major names on the market.

Back to your company. It is crucial that every employee knows the company story and is able to tell it in their own words to the customer. Then, they must weave their own story into it so the customer understands their contribution to the whole and how that employee will take care of them. When the company has a personality and a heartbeat it makes the customer want to do business with them.

Sell yourself. We all prefer to buy from people we like and trust. Gitomer says: “People hate to be sold to but they love to buy”. Most people are looking for a trusted friend that will help them make the right decision for their family. When we find that person who has just enough knowledge about what it is we are wanting to do, we ask lots of questions and find out what they would do in the same situation. Most people have a friend or relative they call for help. Well, what if that trusted friend was our comfort advisor or technician? If the customer likes and trusts the comfort advisor, they start to see them as a friend and advisor. When this happens the customer buys from him or her.

When you do these things properly you don’t have to sell, you simply have to find out what the customer’s needs and wants are and provide a solution that makes sense and fits within their budget. Jackie Rainwater says you should close the sale on the equipment only. He makes a lot of sense because the other proposals your customer is holding are for equipment only too. This puts us on a level playing field if there are other proposals or bids. Once you close the sale of equipment, discuss the accessory and indoor air quality items that make sense for the customer.

How can you compete with companies that offer the lowest bid? You don’t. Watch what they are doing and know when you are going on a bid competing with them. When that happens, the comfort advisor should be prepared to propose an equipment only offer with your lowest priced equipment. A customer will tell you during the first 10 minutes whether they are interested in cheap or better. The goal is to take care of the customer. If they want cheap, do we walk away? No. Sell them what they want. Cheap does not mean poor quality. Cheap means they just want heat and air and are not willing to or can afford to pay much for it. Take care of the customer.

If we do not close and we allow them to go do business with anyone else, most of the time they will get a lesser quality installation and a company that will not stand behind the equipment or the installation. If we do not close we are not taking care of customers. We are feeding them to the wolves. We must close and close today. Forget the brand, at this point it is a matter of heat and cool and who can do it for less with more. And your company should be the absolute best in all aspects of the business. So, any system from you is better than working with your competition.

What is important is to find out who our customer is, determine what their needs and wants are and provide a solution that works. If we constantly compete against the low bidders of the HVAC community we will never win. They don’t compete with anyone. Their attitude is that they are the customer’s only option and they will offer anything and everything until they find the right solution at the right price for their customer.

We are our only competition. When we stop competing and start helping customers, then and only then will we see sales victory.
